There has been a huge increase in timeshare complaints and timeshare exit enquires in recent months from customers with Westgate Resorts.

Not impressed with Westgate.
We are currently Westgate Timeshare owners so, we wanted to give the Westgate South Beach Oceanfront Resort a shot.
We booked a room under the impression that it was going to be ocean view but it was not.
We spoke with the front desk about this and they mentioned that they only have six ocean view rooms and owners get first choice but they upgraded our room. Still not satisfied this was first disappointment.
Next parking is next door or down the street according to availability which is not so accommodating with two kids and luggage. Parking was a gift for us since we had to look for one for 15- 30 min. The room visit was very disappointing.
First , the room did not have a working tv for the living room and it would come on and go off by itself. Next the room had bugs, then the flooring was uneven and terrible and last but not least the nightstand table leg fell off when I put my phone on it to charge.
What is Westgate promoting???? I called about the nightstand to have someone check on it but did they appear ? No. First and last visit. Not impressed. Oh wifi ridiculous.

Only plus was that it was beachfront
The staff were nice and accommodating but the resort is old and nothing in my room seemed to work. Maintenance was quick to respond but things were not properly fixed. It has been renovated but I think it needs a lot more work. The resort is located next to an older run down apartment, not attractive. It’s definitely not worth the money.
Bugs Everywhere in the Kitchen!
My husband and I, along with my sister and brother in law, were there from 8.1.2015 thru 8.8.2015. We were celebrating my self and my sisters birthdays, anticipating a long overdue extraordinary time!!
BOY WERE WE EMBARRASSED AND WRONG!!!!
My sister and brother in law arrived there first as our flight was cancelled until the following morning. I knew things weren’t right when my sister opened the door to the unit for us,( I believe it was unit 307 or 309 not sure). Her face said it all. She told me there were bugs running all over the kitchen, the counters, closets, table, stove, walls, everywhere in the kitchen. She had called the front desk and they came up with spray. They would not come in the room ( I guess because they weren’t the owners)? I’m not quit sure on that. They gave her the spray to use as they waited in the hall. It was an industrial strength bottle and she couldn’t quit get it to work, nor could her husband. The language barrier between the maintenance and herself didn’t help either.
That night they opened the couch and slept ( with one eye opened) because the couch was right next to the kitchen, as they were our guests and didn’t want to use the bed. We arrived the following morning with over $200.00 worth of food-happy to be vacationing with family, (as we were unaware of the situation at this time, my sister didn’t want to upset us as we were already upset that our flight was cancelled and we missed a day with them.
Hence, the whole week was terrible. We waited for exterminators, filled out complaint forms, didn’t sleep well AT ALL, watched and listened to a fight among some group of people outside the window one night as we were up all night!! The beach was nice one day only. The rest of the week it was full of seaweed. We had to keep ALL of the food and the dishes ( that were mix matched and chipped) ( we asked for all matching dishes cups and flatware toward the end of our week of disappointment and received it) that we washed beforehand, in the refrigerator, as the bugs were crawling everywhere even with the bug spray. At one point the hotel used a spray that was so strong they told us we would have to leave the room for the day!! My sister had a allergic reaction to all the pesticides as she started to suffer with her breathing and swollen eyes. We spent much time on the beach as we didn’t have time to really venture to many of the places we planned on because we didn’t want to leave the room alone with the exterminator going in every other day!
Terrible experience! A letter was sent to Westgate regarding this unfortunate experience. I am still apologizing to my sister and brother in law for this terrible vacation!
Stay clear of this hotel
When we stayed at the Westgate Town Center (Kissimmee) 2 years ago we were very pleased; very nice accommodations. We bought 2 weeks (well they said it was 2 weeks but unbeknownst to us turned out to be less than 2 full weeks, it was 4days/3nights X 2) and could stay anywhere they were located all over the world.
Stayed here Westgate South Beach Oceanfront Resort for 2 weeks only because we wanted to get rid of it. (had to pay extra because as I said it was not 2 weeks but 4days/3 nights X 2)
When we checked to see where in the world we could use the 2 weeks (as they stated in the sales pitch…anywhere in the world) we found there were only 4 places to choose from (Nevada, Florida (2 places), Missouri) and we had never been to South Beach Florida. The accommodations were terrible: noisy refrigerator, a microwave that had only 2 options (2 minutes or 4 minutes), broken coffee pot lid, toaster that did not work correctly (fire hazard), a counter top that was cracked and sloping, had to pay $10 to park off site and you were not guaranteed a place to park if lot was full, and to add to it both of us developed a fugal ear infection from either the putrid smelling water (we drank bottled water) or from the air conditioner vents
WiFi was also not functioning at an optimum level, fire alarm went off and we had to walk downstairs that were not safe especially for an elderly person, laundry room was dirty (a hole was in the wall to the outside where an animal could crawl through) The salesperson at this South Beach site wanted to sell us something else from Westgate…even though I kept saying I was not interested she kept pushing…guess this is what Mr Seagal tells them to do
I thought that Westgate was like Marriott where all the rooms were the same no matter where you went (which was what we were told by Westgate Town Center Sales Employee that sold us the so called 2 weeks 2 years ago); no so with Westgate (when we went to Westgate Town Center a week after this stay thinking we would get the nice place we stayed in 2 years ago that did not happen, we were given a lesser accommodation) With all this being said, stay somewhere else and if you do stay at a Westgate facility (because you thought it couldn’t be this bad) and they try to sell you something read between the lines
Unhelpful and bad manager bad stay
We were supposed to stay at the Westgate South Beach from 8th of September until the 15th 2013, but it was so bad the attention of the manager that we decided to leave the hotel the 12th of September and we moved to the Fontainebleau which is a really great hotel. but talking again about the “worstgate” i would never recommend it, the rooms are old, the pool is really tiny, guests are charged for beach chairs!!!!, the staff is OK except for the manager, they don’t have a parking lot, the guests are supposed to use a public parking which by the way is 10$ a day, and the misinformation caused to us a fine because the hotel give you a ticket that is valid just for one day! so all the guests are supposed to go every morning to ask for a new ticket to put it in the car, which is nonsense because the meaning of being an hotel manager is to do your job and try to make your guest feel the better possible. but instead of that we received the fine and the “manager” told us that we had to go to the Miami Dade and pay the fine, so we spent a whole morning of our vacations in a court to pay for an error of the misinformation of a poorly managed hotel staff. the only good things i can say of this hotel was the internet and the music in the elevator. i don’t recommend this hotel to anybody. Stay away from it!!!
Find somewhere else to stay.
Overall, staying at the Westgate South Beach was NOT a good experience. This was due to two things. Poor sleep and location, at most, is merely okay.
The room’s walls are as thin as rice paper. There can’t be much insulation in the walls or the ceiling. As I sit writing this, there is a lady singing and talking right outside our door. I can hear her as if she’s standing in our room. I can also hear the traffic outside on Collins Ave, which runs in front of the hotel. During the night, we can hear the vacationers in the room above us walking around in their room. All of this constantly keeps waking us up, resulting in being exhausted in the morning.
The location of this hotel is somewhere between true South Beach and North Beach Miami. The fact that this location is quiet as far as people and partying go, isn’t an issue. The real issue is that the immediate area is undergoing a lot of construction and renovation. It’s not very pleasing to the eye looking at tall empty hotels in different stages of disrepair. It feels like we’re in the middle of a town that has been visited by a hurricane. If we travel to the more popular areas of Miami beaches, it’s much more pleasing and less third world country.
One last thing about negatives. I’m sure that all of Miami Beach is this way. Even though we are staying at a resort adjacent to the beach, we still had to pay to have beach loungers and umbrellas on the beach. This is managed by a private vendor who gives a 50% discount to Westgate Resort guests. So, two umbrellas cost us $18, cash. Beach loungers are $5 a piece. Double those prices, and that’s what you pay if you’re NOT an owner at Westgate. Like I said, I believe this is the norm for beach areas here, however, if you prefer beach service, beach chairs and a palapa/umbrella included in your stay, you may or may not be disappointed here.
Some tips:
Purchase the Easy Pass bus card to get around. It’s $26 for a week. We bought ours at Walgreens. Had to walk a little less than a mile to get there, but it’s been worth it when we considered how much a taxi would cost or how much a rental car with parking fees would have been.
Eat at The Tropical Beach Cafe. It’s less than a mile walk and the food is reasonably priced and good. I recommend the Picadillo, the Miami sandwich, the chorizo with scrambled eggs and their fresh juices.
There’s a little market next to the hotel. They have a few groceries and a fresh food counter. They will make sandwiches, breakfast stuff, and it seems they have a dinner special, as well. The prices are reasonable and the food is decent.

A difficult one to summarise but not good enough
I am doing this review in detail because I see that the management of the resort puts comments on each review and I want to make sure this is honest and fair.
The bad news. This place is not really in south beach. It is about a mile north of the real centre of south beach. There are very few shops or restaurants in the vicinity. We had a difficult job finding it because of that. The apartments are very “tired” and ours smelled a bit. The carpets are very old and not good to look at. The apartment had not been painted for years and the appliances and furniture were all old. Having said that they did all work. The corridors and stairwells are not in good shape. The pool is tiny. We did not even go in it.
For timeshare accommodation the quality is substandard. I am glad I am not a member at Westgate if this is what their resorts are like.
It is a shame because the building could be nice if they spent some money on it.
The good news. It is next to the boardwalk which is great. The boardwalk is beautiful and a great place to run or walk and a great way to get to south beach. The other really nice feature of the resort was the garden which is lovely with cabanas and hammocks as well as sun beds. Parking was ok. $10 per day but it is right next door.
My summary would be that there are much better places to stay in the area and close to south beach. If they refurbished the apartments it could be a good resort.
NIGHTMARE HOTEL ...
Where do I start…… This is the WORST place I have ever stayed.
When we arrived, We were informed the pool would be closed for the week for renovations. The front desk told us Westgate called everyone to let them know, but we got no call. The plumbing in this building does not work. When you shower there is a sewer smell coming up from the drain. We told the front desk and they said “yeah that happens alot”!!! The shower also changes temperature while showering you will suddenly get burned then go cold. Well maybe they should fix it then!
If you put more than one piece of toilet paper in the toilet it doesn’t flush unless you use the plunger. After buying our food for the week, we discovered the Fridge wasn’t working. It would freeze and then melt, so we had to throw all the food out.
THE WORST PART is that they have remote control ceiling fans with lights and all the rooms have the same remote so when the people below us turned their light on in the middle of the night (and they did 2-3 times EVERY NIGHT) OUR BEDROOM LIGHT CAME ON AND WOKE US UP 2-3 TIMES EVERY NIGHT IN THE MIDDLE OF THE NIGHT. WE HAD TO GET UP AND SHUT THE LIGHT OFF.
When we told the front desk they just said Oh yes that happens because the remotes are all the same. The beds are so hard they are terrible. No parking except in the public lot if you can find a spot you can pay $10 a day. The building is falling apart inside and out.
They are working on it but what they should do is tear it down and start over. This is in the worst section of South Beach. To the south are all nice hotels and to the North there are all nice hotels. This section is mostly closed hotels that are being torn apart. This place is a DUMP. Stay SOMEWHERE ELSE.
We have stayed in South Beach at least half a dozen times and this is the first time we HATED it and couldn’t wait to leave.
We asked to be moved to another Westgate location but like everything else they just change the subject and don’t do ANYTHING about any problems you have.
Oh yeah one more thing, I tried to call Westgate Customer Service and I was told there is none. Only reservations, and if you have a problem talk to the front desk. A
