Many of the UK’s timeshare owners are currently tied into contracts with Westgate Resorts – one of the leading timeshare schemes in the USA.
Westgate Resorts operate sites across the whole of the US including Orlando, Miami, Las Vegas, Daytona Beach, Branson, Mesa, Gatlinburg, Tunica, Myrtle Beach, Park City, River Ranch and Cocoa Beach.
There has been a huge increase in complaints and timeshare release enquires in recent months from customers with Westgate Resorts.
Many concerns shown by Westgate Timeshare Owners have centred around high increase in fees including maintenance fess, changes to the points system operated by the Westgate Resorts scheme, aggressive sales tecnhiques used by Westage Timeshare Sales teams and of course the selling of contracts committing owners to paying fees “in perpetuity”
Prepare for getting the "Run-around"
We had a pretty good time on our trip but, we would never stay here again, sadly. I am a timeshare owner (home resort in San Diego) and know how the ‘game’ is played.
This was an exchange and I am aware that I am probably at the bottom of the totem pole on Westgate’s priority list. But, who are you trying to accommodate, Westgate? Potential guests/revenue that may come through? Or guests that already have a reservation and have never been to the area, who want a good impression and may return in the future?
We originally exchanged 6 weeks in advance. It was for my boyfriend’s bday, so naturally I wanted to make it special, and I called to inquire about the room (they put us in a parking lot view room) and ask for an upgrade to a lake view room. And so the run-around begins.
The lady said “You can upgrade for $40 on the arrival day, depending on availability, but no promises”. We made the trip from Lincoln, NE btw.
Day of, I called at 10 am on the drive down, to see what I could do. Essentially, it was a no-go on the lake view room. Ok so, I called several times in the weeks preceding to inquire about getting a nice room, felt confident about it, and was told hell no on check-in day. So, you’re telling me that for an entire WEEK, there will be zero Lakeview rooms?? Ha ha. I doubt it. After communicating this to the manager and pulling multiple teeth, we miraculously got our way.
As we enjoyed the outside grill, oh gosh, we got to walking around, and noticed most of the lake view rooms were empty! All that pain and suffering for nothing!!!!
It’s just kind of sad because it is a decent resort on a nice part of the lake, and I would return to it, but not with all of the games. We were never treated poorly to our face, but,
Unless you’re an actual Westgate owner, skip the games and stay elsewhere.

Beyond Disappointing
We are RCI members and exchanged for this property near Branson because it is one of the few RCI properties that are pet-friendly.
We called in advance to advise of small non-shedding dog; probably a mistake since we were treated like 2nd class citizens by rude people at check in, and given an underground unit that we call “the bunker”.
They had many first floor, waterview units available, but not for “RCI members”; we called RCI for assistance but that was fruitless too.
Besides the horrible location, the unit was small with no bathroom counter space, kitchen is tiny so even getting breakfast together is a challenge. There are no restaurants nearby, either.
They apparently have Westgate timeshares, so their salespeople are on the hunt. Expect to be harassed. Wifi for non-members is $9.99/day. We had to have toaster & hairdryer replaced; bathroom lights are annoyingly dim although they brighten after they’re left on for 5 minutes or so. So, of course, the tendency is to just leave on. The location is fine if you want to be out of the Branson mayhem, but lake access very limited and as mentioned, you are miles from any restaurants.
This is a beautiful area but I cannot recommend this property especially if you’re exchanging a timeshare.
And for anyone tempted to buy a timeshare my recommendation is to lock yourself in one of these pitiful units for an hour or so until you come to your senses.
Don’t stay here
I’m giving this one star since zero isn’t possible. Staff is not accommodating. Toilet runs all night long. Condo is very tired and small. They put us on the 2nd floor with a view of the parking lot. 1st floor is for pets so we’ve had to listen to barking dogs. The walls are paper thin. The pool and the hot tub don’t open until Memorial Day. There are no walking paths or nice places to sit and look at the lake. There is a tired old basketball goal and a sand volleyball court and a teeny little dilapidated mini golf (6 holes?). Be sure to bring your own coffee filters. Those aren’t supplied. We didn’t bring any since we didn’t know what size would be appropriate.
A positive thing, good water pressure and hot water. The bed is actually comfortable. Living room furniture is not.
We’ve been discriminated against because we exchanged into here and aren’t Westgate owners. We’ve been Sheraton owners for about 20 years and have stayed all over the world in many fabulous places. Westgate Emerald Pointe Branson doesn’t begin to compare to anything else.
Definitely will not stay at this property again.

Room totally below Westgate standards, I was assigned a lockout 1 bedroom, no balcony they call it a standard. We own only deluxe and grand deluxe. When I voiced my dissatisfaction & requested new room was refused. They blamed Interval International, however, only substandard treatment has been by Westgate. I was told I was yelling, folks I was a football coach for 28 yrs. I was asked to leave or law enforcement would be called. This is the second bad experience with Westgate properties in a month. Trust me it is not over but I have no choice now but to stay. Westgate owner 9 yrs says be wary of their bull crap.
Worst Resort Experience, Hands Down.
As a family, we have been Westgate owners since 2009. Currently, we own four units in the Smoky Mountains and we LOVE it there. Decided to check out Emerald Pointe for something different. The property, the rooms, the amenities, the overall experience is far from the Westgate standard we have come to know and love. Our room was filthy, the screened in porch was covered with dust and cobwebs, we found an old gummy bear stuck to the sleeper sofa, there were mould and mildew in the bathroom, and the furniture looked like something straight out of the 1980s… and in reality it was probably that old too (beat up sofa with holes in the material.) The outdoor pool wasn’t filled or cleaned in mid-May either.
So the first night there, we take a drive up to the Westgate Branson Woods property and decide we want to switch there. The staff at Emerald Pointe was so unhelpful and gave us the runaround. “You booked here, you have to stay here.” they told us. They even tried resorting to lying, telling us that neither of the outdoor pools were open at Branson Woods either (which we knew was false because we already were on that property and saw for ourselves.) We finally had to call corporate – thanks to Smoky Mountains for giving us that number and telling us that we could, in fact, call corporate on a Saturday (Emerald Pointe staff would not give us the number for the corporate office, and insisted no one would be there to help us until Monday, another lie.) We spoke to a lovely gentleman by the name of Franklin Washington in the corporate office who was so helpful in getting us re-booked at Westgate Branson Woods (where currently, beyond satisfied with this resort), he was nothing but kind and personable, listened to our situation and complaints, and he apologized for how the Emerald Pointe Staff treated us even though it wasn’t his fault.
Do not stay here!
I stayed at Westgate Branson lakes with my husband and 4 yr old daughter for the 4th of July weekend. We booked our room in March and were told we would have a lake view room but upon arriving were told we only booked a “basic” room with no Lakeview.
The bed was so uncomfortable that I had to sleep on the roll out couch bed which wasn’t a lot better. Our bed sheets were also stained, the coffee maker did not work and the dryer also did not work.
Also on the second day of our horrible stay, we found our car had been hit in the parking lot and no note was left. We were left with a dent the size of a softball and several scratches.
We asked the staff if they had cameras in the parking lot and they do not. After about 9 on a holiday weekend good luck finding any parking spots available. This trip was a nightmare. I will never stay here again.
