Owners of Panareti Coral Bay Resort timeshares often find themselves trapped in infinite contracts with rapidly increasing resort maintenance fees which ultimately stems from a mis-sold timeshare contract. Over recent years there have been a number of ground-breaking rulings regarding mis-sold timeshares by many timeshare groups and resorts which have resulted in refunds and compensation. Many owners of Royal Coral Bay timeshare contracts are entitled to, or have already made claims for high increases in fees & selling timeshare agreements in perpetuity
Has got the basics, great pool, staff and friendly holiday makers...HOWEVER....
We stayed at Panareti in July and August this year. We had an amazing time in Cyprus and as a base the hotel was great. We were half board, breakfast was good and plentiful, however dinner was very ‘school canteen’ with strange combinations on offer.
We didn’t starve by any means but I would say it was acceptable to fill a hole!
Location wise, Panareti was the furthest away from the other resorts.
You could walk to Coral Bay via the road which would take 15 – 20 mins approximately in the heat or get a cab for €7 for 5 people! The hotel is next to a building site which we never even heard any noise from but is unsightly. We stayed in the bottom right apartments both front and back which were clean with beds changed every other day and plentiful toilet roll and bins emptied daily. I went and asked for a dustpan and brush to sweep up sand from the tiled floor as these are not provided and the floor did not appear to get swept. A pack of cleaning stuff and a broom would have been a cheap way to make our stay easier.
The whole resort is very dated. Speaking to timeshare holders who have been visiting for 20 years have seen the place get quieter and quieter. The swim up bar is never open and the place runs on about 4 main staff who work their socks off and are amazing!
We gave them parting gifts to thank them for their friendliness. General maintenance appears to be done by this same team of staff and odd things like a lawnmower being half used and left outside our apartment ( for 8 days!) and no lights in the indoor pool area and no air con in the gym just make the facilities a little unusual and hard to use.
As a base it was great – the place was friendly and basic and overall we didn’t feel we missed out on anything and weren’t affected directly by any of my observations.
The pool was lovely and Cypriot people are amazing! All of the many trips we went on ( Jeep Safaris , Tomb of the Kings etc) made our holiday. As a base, if you don’t expect too much, its affordable and just OK.

Bit Run Down - 3* tops!
We stayed at the Panareti early June and was slightly dissapointed as some of the facilities that make this hotel a 4* were either too run down, dirty or out of service.
For instance there is a health club the gym was hardly open, the sauna was broken and the Jacuzzi was dirty. The swim up bar closed the whole time. The room itself was ok although again run down our balcony chair was broken and bathroom a bit grubby.
We did not eat in the restaurant and did want to as it did not look at all appealing. The shop is way overpriced so go elsewhere for essentials. There is no entertainment whatsoever.
The outdoor pool is the best feature of this hotel. We met a couple of people with timeshare in this hotel and felt so sorry that they pay maintenance fees and clearly no maintenance being done.
I imagine this hotel was lovely when they 1st opened but it’s just been neglected it wouldn’t take much to bring back to standards but I would say it is a 3 star tops. There are hardly any staff although the staff that are there are pleasant enough.
The beach is only 10 minute walk and by the bus station.
Handy tip you can get a day ticket for the bus only 5 euro takes you into Paphos harbour.
Might walk away
After reading previous reviews I was unsure how we’d find this place.
It was apparent that some reviews were written out of season.
Although the resort is a little tired it seems the staff were doing the best they could. The pool was cleaned daily and the areas around the pool were tidy. The gardens were being tidied up throughout the week. The staff were working to service the rooms daily.
The rooms are not luxury, far from it however the manager explained that a full refurbishment program is due to start imminently…new hobs in the self catering, new furniture, mattresses, linens and towels….but it’s the start of the season now so imminently perhaps should have been 3 months ago.
We are due to return in September and will make our timeshare future plans decision then…if there’s no sign of improvement then we might walk.
Disappointing
We were at the Panareti from 25th Oct to 1st Nov 2017.
There are two sides to this hotel.
The staff are, on the whole really lovely. Eve was amazing and the little ‘glitches’ in our room were rectified quickly and with amazing customer service. Our room was perfect in many respects. We travelled with teenagers who had their own bedroom and en suite bathroom and the space was perfect for a family…But…and there are a few buts…we had an ‘inland view’…it wasn’t an ‘inland view’ it was a side view and the trees could do with a massive trim as they virtually took over our balconies….Don’t get an inland view would be our advice. We were all inclusive. The breakfast was poor…after day1 I didn’t bother. Lunch was ok. The omelettes are really good. Dinner was hit and miss.
As a result of the poor food, total lack of entertainment, we spent £1000 eating out. With hindsight, spending an extra grand on a better hotel would have resulted in a better holiday.
We met a lovely couple who were timeshare owners here. From what we understand from them and locals in the area, this used to be an amazing hotel in a great area,
Its not anymore.
It is suffering from a total lack of investment, and the Panareti brothers should hang their heads in shame for letting this little gem of a hotel go downhill so badly
The one thing that saved the week..a bit..was the indoor pool area and gym which kept the kids happy…for a bit
Owners should know, that during our short stay, they ran out of beer, vodka, plastic glasses for round the pool, and the ping pong balls broke..so you couldn’t play ping pong…and the tennis courts aren’t marked out with tram lines so you can’t actually play tennis. Its like Fawlty Towers Paphos style
Seriously……….this is a lovely hotel…show it some love
Sadly we won’t be coming back – even the local cabbies say this hotel used to be good but now its not…….such a shame. Such a shame for us and our kids too as this is the worst holiday I have ever been on – please don’t say you are 4* that is unfair to families like ours who book in good faith and get far less than they hoped for….
You aren’t..perhaps you we’re once….you are a 3* at best..and that’s generous
Worst holiday Ever!

We have just returned home from a 10 night stay in this “hotel”. For starters, it is not really a hotel – it is, in fact, studio and one bedroom apartments which are timeshare and very old timeshare accommodation at that.
We arrived at the Panareti Resort at approximately 1.30am due to problems with the flight. The night reception informed us that our room was not ready (even though it should have been ready from 2pm the previous day) and that we would have to stay in another smaller room until the morning.
He just gave us a key and pointed in the direction of the room. He did not tell us how to operate the electricity or give any help or advice. The room was dirty and smelly and the bed had not even been made up.
We could not get the lights to work and my husband had to return to reception for some help. The next morning we went to reception and asked when our room would be ready.
We were told it would be about an hour as the cleaners were still in there. We did not get into our room until 2pm that day (still in our travelling clothes as we couldn’t unpack), The room had a terrible smell and upon investigation we found that the kitchen sink had been leaking and had totally saturated the cheap wooden units which was omitting a vile smell. Obviously, the cleaner didn’t bother to look in there let alone actually clean it.
The whole apartment was very dated and very dirty. The bed sheets were old and stained, the towels were not fluffy white but grey and threadbare and stained.
We complained about the smell and the leak and to be fair, it was dealt with straight away although the smell never left the apartment for the whole holiday. We only had one change of towels and bed sheets in the 10 days that we were there despite asking twice for clean sheets and towels. You had to pay 10 euros for the room safe and 5 euros for a pool towel.
The website claimed that there were 2 restaurants but there is only one with dirty tablecloths, a mixture of broken and chipped crockery and cutlery. The food was very limited, not much choice per day and this menu was repeated every couple of days which got very boring.
There was a pool bar but this was never opened. The hotel ran out of beer for one whole day of our holiday so so much for the all inclusive package.
The pool area was not cleaned properly and old towels/glasses/Crockery etc were left around for days on end causing offence and danger to young children who were playing by the pool.
There was nowhere safe to leave your luggage on the last day of your holiday as you had to be out of your room by midday even though all the flights were not until after 10pm. Don’t waste your money or your precious holiday time on this resort otherwise you will be very disappointed.
Our once Beautiful Time Share
We are currently timeshare holders at this resort.
When we first bought our week some 10 years + we were thrilled it was a beautiful place to come for a chill out holiday, we knew all the staff and made some lovely friends, it is with regret that over time we have seen this resort slowly going down hill, its incredible how many staff have gone and how few there are left to run the place, back in the day it was spotlessly clean flower beds stocked full the green grass areas so vibrant its like a ghost town now.
We had our eldest daughters wedding there in 2011 the restaurant manager and his staff did a fantastic job of looking after us and our 26 guests i could never have imagined that they would all go and now your left with a couple of waiters who juggle between serving and cooking!
The rooms are shabby and the bathrooms are dirty, half the kitchen equipment is either broken or missing.
The once lovely shop at the entrance was stocked with everything you could possible need now your be lucky to buy a pint of milk. Over the years having been so many times its heart breaking to see it in its present state and we have now made the decision that we will never be going back. Unless Mr Panareti (who weve met & seemed like a nice man) either visits the place and makes a decision to overhaul it or sells it to the Russians with the money to revamp it i would not recommend anyone booking a holiday there you would be wasting your money, weve had some great times and weve not lost out financially but enough is enough if they wont put any money back into it then were not prepared too either
