Owners of Holiday Inn Club Vacations timeshares often find themselves trapped in infinite contracts with rapidly increasing maintenance fees which ultimately stems from a mis-sold timeshare contract. Over recent years there have been a number of ground-breaking rulings regarding mis-sold timeshares by many timeshare groups and resorts which have resulted in refunds and compensation. Many owners of Holiday Inn Club Vacations timeshare contracts are entitled to, or have already made claims.
There has been a huge increase in timeshare termination enquiries and complaints from customers with Holiday Inn timeshares. Owners at some of the Holiday Inn resorts have cited reasons for wanting to cancel their timeshare agrrements as high increases in fees including resort maintenance fees, aggressive fee collection procedures enforced by the timeshare scheme and selling of contracts committing owners to paying fees “in perpetuity”
Something is very wrong here.
This “resort” is filthy, lacks sufficient amenities, and is not on the lake.
As members, we are ashamed that this run down, near nothing but dilapidated structures in rural Texas, is a part of HI Club Vacations. The “pools” are rectangles with no foliage or comfortable seating, there are no places to eat or get a cold drink, the place is overrun with large local families, and the housing is substandard worn out and rotten.
I have never stayed in such a lousy place before.
It is a great disappointment and I hope you do not waste your time or money coming here.
The area is economically depressed and we can not find any lake activities.
The staff are salespeople, instead of hosts and there is no concierge.
I have never seen a lobby so uninviting. Everything about this place is disgusting and just wrong.

Worst timeshare unit we have ever stayed in
The floors were dirty, stained furniture and carpet, no kitchen towels, trash bags or facial tissues provided.
Bugs in the master bedroom, bathroom, and pool and hot tub.
Showerhead in hall bathroom did not work properly.
No pool towels available.
No view whatsoever as we were assigned a lower level unit.
We have exchanged too many resorts and this is by far the worst unit we have ever stayed in.a
No follow up to our requests from resort staff.
DO NOT STAY AT THIS RESORT!!!
It was pouring when we arrived. Large property and not good signage to reception. So much went wrong!
When we finally arrived at our room we could not get in – the key card was not working. I called 3 or 4 times and it took over a half hour for someone to come to the room. By this time we were cold and wet. Ironically the people in the room next door arrived and when they went into their room the connecting door to our room was open. They let us in.
There was a flood on the floor, the room was dirty, the kitchen was unstocked. We were told there were no other RCI rooms available.
After a few hours, we finally got some results from the Housekeeping Supervisor.
The property wasn’t even half full and yet the front desk manager wouldn’t move us after asking several times. RCI didn’t get anywhere with the front desk either. But Vic got it done.
There is so much more but all I can say is DO NOT STAY in this resort.
The pool was dirty; no ‘restaurant’ on site to speak of…oh and the phone didn’t work most of the week.
The only good things about this place were that there was a grocery store nearby and is an equal driving distance from San Antonio and Austin.
Not a resort
We showed up to our 2-hour presentation and were harassed for over 3 hours. The original price was $44,000.00!!!! Not joking! With annual fees for life! They kept coming back with more and more offers. The final one was for $11,000.00. Obviously, we said no and got our money and voucher. Could not leave that place fast enough.
This resort is not worth staying even for free. I just feel bad for the older people that can’t say no. We barely escaped! This is a HUGE SCAM!!! Be aware!
Terrible Resort
Please don’t do it, the poor reviews are real
One word, disappointing.
Third Times a Charm...UH NO!
So we unpack, get settled in, take in the local sights and just try to relax, after all, it is a vacation. Everything is going well, we go to bed, and woke up the next morning to our aunt coming in to check to see if we had water dripping in our bathroom, like in her room. It was like a waterfall over her sink and tub area. She called the front desk and they were to send a maintenance person right over. This started at about 7am, front desk said they would move us to a new unit; we had our things packed and ready to move at least by 8am, still no maintenance person. We put our luggage in the car and left the groceries in the condo (it’s already 90 degrees) and headed to the front desk to get new keys to move in. We get to the new condo and the keys won’t work. My aunt goes back to the front desk, they issue her more keys, they don’t work either! (by the way Management wouldn’t be in and available until about 10am to talk to my aunt about all these issues) Third time going to the office the front desk gets security to go out there. Wouldn’t you know it, we couldn’t get in because someone was already living in that unit!!!! Back to the front desk, more keys to another condo, no one helps us move our things, oh and around 9/930am now, maintenance shows up at the first condo while I’m getting the rest of our belongings to meet the others. Come to find out the very loud, annoying people above let their kids overflow the tub. Awesome!
So we get to the new place, the third place, filthy, dirtier than the first one. There are pics attached…ceiling fan blades were gross, the vents, the gross shower mirrors in the master were covered in soap scum, we guess and on the morning we were leaving a roach crawled out of the sink in the kitchen. Anyway, I digress. Let’s go back to the front desk manager. What a piece of work this girl is. Never once apologized to my aunt.
Some of her makeup items got damaged from all the water leaking in and the manager didn’t offer to replace those items or compensate for them. She was just as rude and she could be. My uncle was joining us later at the resort and told my aunt he would handle it when he got there because the girl would not give her the time of day, and the same went for the 3 other guests there that had complaints. Our condo was missing the handles on the bedroom cabinets and drawers, both bedrooms. There were super little surprises like this all week.
SO, my uncle gets into town, and off to the front desk, he goes. The same front desk manager is there to greet him with such kindness it was like night and day. She even apologized and gave him a $50 gift card for our troubles! Gee thanks! Too little, too late!
At this point, it’s Monday, we carry on with our vacation and try to put it all behind us. The front desk is rather incompetent, as is the housekeeping staff, and for sure management. I wouldn’t wish this dump on anyone.
These people with positive reviews have got to be lying. There is absolutely no way they had a great experience here.
Also, don’t count on the wifi, it was crap and be prepared to take out all the trash from the unit because apparently that isn’t housekeeping’s job and be prepared to drive because this place is in the middle of nowhere!
There are two positives: The pool was nice-salt water a/c worked great in the rooms I will end here…so much more to tell, but beware, this place is terrible. Anyone wanting to pull the trigger and stay here, the bad reviews on this place are true! My family and I lived through it and more.
After 33 years of ownership
When we checked in we had to wait in line forever!!!!!!! When we finally got to the desk clerk and while we were getting checked in we were warned about housekeeping being short staffed and potential related problems as a result? Before we could leave we had to see a “vacation” consultant type person.
Well, OMG!!!! My brother and his family were also checking in. Our consultant and his consultant worked together in order get us scheduled for an “owners update”, or so we thought. Afterwards, we were able to go to our condo but my brothers family had to wait another hour for one of their condos to be ready. When we walked into our unit the overpowering odour of curry almost knocked you to the floor.
When we went into the master bedroom we could still smell the curry. When we went into the bathroom water closet we found it to be filthy with faeces stains. It was so bad we ended up sleeping in the “lockout” side of our condo unit.
We didn’t have any soap, shampoo/conditioner and the general condition was dirty. The next day I called the front desk and they sent someone down from housekeeping who sprayed a deodorizer throughout the unit. It worked for a little bit but the curry odour won the battle. We eventually bought a plugin type of deodorizer which has been a little helpful.
One evening our family went to the pool at the presidential units. We found what looked like faeces in the pool and found both bathrooms hadn’t been unlocked the whole day.
An employee of the resort arrived in stock the pool area with towels. When asked about the bathroom she suggested she (a friend) try to use the men’s restroom.
She did offer to give the friend a ride to another pool where she could use the facilities. She declined and walked up to the presidential condo unit my brother was in. Our experience has been nothing compared to my brothers and families experience! Imagine what I’ve told you about so far and multiply it by 5 or 6. From an overflowing bathtub in the unit above them and it running into their unit to the carpets being Filthy with dirt and stains!!! Remember me mentioning the “owner update” meeting earlier.
Well as a family we OWN a total of 3 units with extended family members owning another two more units. Oh, and don’t forget how the “vacation” consultants worked together to schedule our “owner update” meeting. The night before our meeting my brother and I are called by staff to confirm our appointments, which if we don’t attend will be charged a $30 service fee on our credit cards we had to use for a refundable security deposit. At this point, they realize we are all on two of the three deeds on the property.
Since we are here together we have to attend the same meeting. No problem, right! WRONG!!!!! We had been both promised a gift for attending the meeting and now was being told we both couldn’t receive a gift. Think its been bad so far, well it gets worse!!!!!
After multiple phone calls and our refusal to submit, they went around their policy and agreed to keep their original promise of gifts. The gentleman with whom we spoke said he would relay our experience and his supervisor would be looking to meet with us during/after or meeting. We were also asked to make a list of our problems for the meeting.
When we met for our “owner update” meeting we were told they had no idea about how unhappy our experience had been so far. As we told him about it he told us several times he’d seen worse here and kept trying to place the blame on Silverleaf Hill Country Resorts. Oh, and this WAS NOT an “owners update” meeting!!!!! It was nothing more than an attempt to sell us on Holiday Inn Club Vacation Resorts. We couldn’t believe they were trying to sell us on Holiday Inn Club Vacations Resorts!!!!!!!
We were asked to fill out a complaint form, we did. Afterwards he took it to the sales manager. The sales manager met with us and continued the “sales pitch”. When we told them, for the 6th or 7th time, we weren’t interested, they stopped the “sales pitch”. When we asked about the complaint forms we’d filled out we were told they would be sent to corporate.
When we asked if the resorts management would receive a copy we were told no and we’d have to make a list, the third now, for them. REALLY!!!!!!
On a side note, when we first sat down for our meeting we were one of many groups attending. During our meeting we went in a small video room to watch a video about Holiday Inn Club Vacation Resorts. After the viewing we were separated from everyone else. Everyone else had been moved into an adjoining cafeteria were they continued with their meetings.
A meeting we’d been told would only last about an hour, based on our interest, lasted around 3 and 1/2 hours. I will admit they have updated the unit we stayed in. But, it’d be nice if they’d keep it clean and maintained. Not only have we had to go through this but friends who came down for the weekend, potential future owners, had to experience it as well.
Can you say embarrassed and saddened by this. It seems Holiday Inn Club Vacations is only trying to suck all of the money they can out of OUR resort and possibly abandon it in the future!!!!!!!
As owners of properties at Silverleaf Hill Country Resort for 33 years, it is very difficult to handle what we see happening to OUR resort. Staying at Hill County has been a family tradition for 33 years.
