Owners of The Grandview at Las Vegas timeshares often find themselves trapped in infinite contracts with rapidly increasing maintenance fees which ultimately stems from a misrepresented timeshare contract. Over recent years there have been a number of ground-breaking rulings regarding mis-sold timeshares by many timeshare groups and resorts which have resulted in refunds and compensation. Many owners of The Grandview at Las Vegas timeshare contracts are entitled to or have already made claims.
Slovenly Housekeeping, Disgusting "Surprise"
I had a fair amount of trepidation about using an RCI exchange to book a room for one week at the Grandview due to all the negative reviews. I was dismayed to see all the terrible reviews – virtually 100% – regarding the timeshare selling aspect, especially since we had a similar bad experience here last time we stayed here, involving over-the-top aggressiveness, rudeness and excessive time frame which was more than double the proposed time promised. One would think that after years of this practice of aggressive, belligerent sales tactics, adjustments would be made, but it doesn’t seem to be the case.
My trepidation wasn’t over the timeshare sales aspects however, since it is easy to bypass that upon checking in.
A few adamant “no’s” dissuaded the person at the first point of sale, from whom one obtains the parking permit upon check in, from pursuing it. My hesitance was, rather, due to the many poor reviews regarding the lack of cleanliness; and presence of bugs. We’d stayed here a few years ago and, with the glaring exception of the timeshare sales aspect, the unit itself was spotless and well-equipped. Sadly, this was not the case this stay.
Upon entering the room, we were a bit surprised to see the sofa bed in the living room was open, the coffee table pushed up to the TV and cushions stacked on the side. No biggie; we simply closed the couch and reset the table and cushions. On doing so, we happened to see behind the side lounger part of the sofa and spotted our first display of filth. No one had bothered to check behind the couch in a long time and there was litter and dirt in abundance .
We went into the bedroom to check the bedding and all looked to be in order, including clean bed linens and no evidence of bugs. The bathroom initially appeared to be okay until I spotted more filth, dirt and hair (photo 2) beneath the sink. The crowning glory was when I lifted the toilet lid, to find a nice surprise – a small puddle of urine on the toilet seat (photo 3)!! We cleaned that disgusting mess up with antibacterial wipes. An inspection of the kitchen yielded no problems, including a lack of bugs.
I’ve stayed in hotels perhaps a couple of hundred times and have seen my share of poorly cleaned rooms, but have never seen left urine on a toilet seat upon entering a supposedly freshly cleaned unit! The Grandview at Las Vegas had small sheet of paper on the counter stating their desire to receive highest ratings, and a slogan that said “Remember, We Strive for 5’s”. One would think that, particularly after all the bad reviews, a concerted attempt at better housekeeping practices would be made. But this is not the case which means that, in spite of their platitudes, there is a training problem due to a lack of leadership and uncaring management.
Needless to say, we’ll never return to the “Grand”view!
Other notes: The unit, once inside, was quiet and well equipped. The kitchen appliances were clean and worked well. The bathroom towels were fairly thick and clean. Bring your own shampoo if you plan on staying more than one night. We did not use the wifi which they charge “a nominal fee” for.
The pools appeared to be well maintained and clean. The ridiculous $25 “resort fee” was not justified. There was a general lack of courtesy on the part of other guests.
Every night we encountered small groups of extremely loud, inconsiderate, presumably drunken young “adults” well after midnight who carried their excessive yelling and laughter into the elevators and floors.
The parking lots, although very full around the weekends starting on Thursday night, did have spaces available late at night around the periphery.
Security drives around at night in electric carts often without lights making them hard to spot from one’s car.

Totally disappointed!
Although the check in process was nice, the staff was friendly, I was not impressed with the large amount of guests that were there, it was literally like a small community.
The pools were closed 2 times while I was there for 4 days. Housekeeping did a deep cleaning on a room right next to us, starting about 8am, woke us up, and took all day cleaning the unit. Washer and dryer in the unit was really loud.
They cleaned the hallway carpets while we were there, and it smelled like cat urine. The timeshare saleswoman Jennifer was extremely rude, and your free breakfast buffet is spent talking with a salesperson, while your family is ignored, and your told you have 30 minutes to eat there.
During the sales presentation, I had to answer a text from my daughter, she TOLD me to put my phone away. I pay big bucks for my association fees, and was totally tortured for 3 hours of BS, even when I said I did not want to buy into their program. Not cool. And my 20.00 deposit was NEVER given back, like they said it would be.
Tired resort
Tired resort with staff that doesn’t care about people playing music or smoking around pool. Dogs in rooms, pot smell in lobby, kitchens dated. Timeshare presentation too long. No shuttle to the strip. Parking difficult late in the day as the lot fills up.
not happy with RCI & the difficulty in booking where & when & high fees to use my own points that were transferred
Unit was noisy and not very clean, floors especially. On site staff was nice. All these resorts try to get you to go to meetings to sell you additional timeshares, no matter how much you own. Be aware when you visit even your home resort. Upon check out – there was not 1 luggage rack to be found so we had to carry each piece of luggage separately and make 3 trips.
dont trust the timeshare people
the resort is very nice but the timeshare people lied to us and some treated us badly the location is a long way from strip but we enjoyed the room very nice also south point casino was very nice and well laid out good place
Bait and switch timeshare sell
Would absolutely NOT recommend this timeshare resort. The rooms were adequate but the walls were so thin you could hear the entire conversation of people in next room.
Also we experienced a bait and switch on the timeshare sell that resulted in us losing 1.5 hours of our day.
With so many options in Vegas, I would avoid this one!
