Owners of Apartamentos Casablanca timeshares often find themselves confined in endless contracts with rapidly increasing maintenance fees which ultimately stems from a mis-sold timeshare contract. Over recent years there have been a number of ground-breaking rulings regarding mis-sold timeshares by many timeshare groups and resorts which have resulted in refunds and compensation. Many owners of Club Casablanca timeshare contracts are entitled to, or have already made claims.
Some owners of Apartamentos Casablanca timeshare have cited reasons for wanting out of their timeshares as high increases in fees including resort maintenance fees, aggressive fee collection procedures enforced by the timeshare scheme and contracts committing owners to paying fees “in perpetuity”
Do not go here if you are a family or under 70
Came back on the 7.11.2006 and feel that I must warn other people that this complex is not suitable for families or any one with any life in them.
There is nothing whatsoever to do, either during the day or in the evening.
The complex is full of timeshare owners who have their own committee meetings and have stopped lilos, ball, or any other fun.
The only activity that took place during two weeks was a game of water polo and people even complained about that because there was a ball in the pool! I have today written to Thomson holidays and requested that they state in their brochure that this complex is not suitable for families.
Our team here at Mercantile Claims are always on hand to help you with any issues, concerns or questions you have regarding your timeshare contract. Below we have listed the most common questions we receive on a regular basis. If you have a more specific question please contact our team of experts and we will respond with an answer as soon as possible.

Been a favourite for 15 years, but wont use again.
My wife and I have been travelling to Puerto de la Cruz for 20 years and stayed in many of the hotels in the town. However, we like the multitude of restaurants, so self catering at The Casablanca with the advantage of a larger apartment has been a good choice for us for the last 15 years. Whilst it was not perfect, it was very good and we felt the balance was good. Unfortunately after our most recent experience, we will not be back.
All the apartments are well kept etc. However, it has to be accepted that some are better than others due to location. Block 10 is one of the worst, with north facing balconies (no sun at all), bedroom windows that have no privacy because they are directly by the side of another rooms balcony. There is also the problem of noise from wild cockerels in the gully on this side of the resort. Block 8, 9 and 10 also seems to be where most of the families with children are located.
On checking-in I asked the receptionist for a south facing room if possible. I was allocated a room in Block 10 (again) which I knew was North facing. I asked once again if they had anything facing South (or even west) and received the curt reply “I would have given you it if it was available”. The intention may not have been there, but it was still annoying. I asked to speak to the manager with regard to the available rooms, and suddenly rather than calling the manager, I was offered a different room.
The fact that after 15 years of being a guest at least once a year (often twice), the reception still don’t acknowledge you as a returning guest is very poor service.
This coupled with the lack of even an open bar on New Years Eve (yes, they shut it at 10pm) and the fact that they have not replaced the activities co-coordinator who left a couple of years ago; just show the lack of consideration for guests.
Issues that require improvement as follows:-
1) No information book in room. Not even a TV channel guide.
2) No clothes airer in our room or on the balcony.
3) No bath (they are converting them all to showers – not good for long stay).
4) Duvet cover not replaced for 1 week. Not acceptable.
5) Poor insulation between rooms. You can hear people talking and even snoring. Imagine what its like if you have a screaming child next door.
6) No activities coordinator – why haven’t they replaced him?
7) Poor quality and repetitive evening entertainment.
8) Credit card details required to get TV remote – seriously, that ridiculous.
9) Safe charge 2 euro’s per day. Not good if your on a long stay.
10) Poor Wifi with port blocking.
11) No choice of sea, pool or mountain view which many hotels offer, even if it is at an extra charge.
12) Cafeteria doors often left open even in cold weather so that it is easier for the waiters to serve drinks to the smokers outside. These doors should be automatic open/close.
We will continue to travel to Puerto de la Cruz every year, but in future will stay in alternative accommodation.
Disappointed on arrival
Stayed last month having picked the apartments for their great reviews. We arrived at around midnight, checked in and went up to the room to find that it was a tiny studio overlooking a noisy road. We had booked a one bedroom apartment so went back to reception to query. They confirmed that our booking was for a one bed but told us that there wasn’t one available, but that hopefully this could be sorted out in the am after they had spoken to the manager.
We were kept awake by road noise and from party goers returning to the room next door. The walls at Casablanca exceptionally thin.
In the morning they were able to arrange for us to move to a room of the type we had booked and paid for. We were given a free breakfast by way of apology (coffee, toast and a yoghurt).
Whilst mistakes will always occur it felt dishonest that we were not told originally at checkin that they weren’t able to honour our original booking. It appeared that they just hoped we wouldn’t notice or that we would be too tired to query.
It really marred the first day of our stay and the light breakfast was little compensation. We have heard nothing from the hotel in way of an apology since.
The second apartment was much better, and faced over the pool. We were woken at 6:30am – 7:30am by a crying baby in the apartment next door again the walls very very thin.
The apartment was generally very clean but our room did have a continual trail of ants running from the bathroom through the bedroom and into a hole in the wall.
The balcony was nice but too small for loungers, the general decor was lovely, the kitchen well equipped by completed void of natural light and without surface space. The bedroom was pleasant but the fan rattled too much to use and the warm nights not helped by the sweat inducing plastic on the mattresses. The apartment faced the wrong way to get any sun.
The pool was lovely but too small for the quantity of guests making it impossible to swim in, but fine for kids to play.
To borrow towels or use the to remote card details are talented and noted on paper as a deposit and the security of how this information is stored is unclear. It would be better to give a cash or real card authorised deposit.
The bar made a nice latte even with a little latte art, and the croissants were very nice, if sadly not included in the breakfast.
The apartments location was good for La Paz and the town but all routes are steep either up (to La Paz) or when coming back up (from the town).
Overall disappointing especially the failure to be up front or compensate re:the overbooking, the noise problems, and hot room at night.
DISHONEST PERSONNEL
Apparently some cleaning person(s) took from our bathroom quite expensive facial cream a spoonful amount.
We were quite upset since that kind of thing has not ever happened to us in that hotel and this was our 6th visit in the hotel. But we were on vacation and we tried to forget that. But we put the cream in a locked place. However, on Sunday when no cleaning was in the room we left the cream in the bathroom. And again someone had took it.
Since Monday was our last day in Tenerife we didn’t want to spoil it by arguing the matter. When we came back home we immediately claimed to the traveling agent Tjareborg.
Later we claimed also Hotel Casablanca but didn’t get any answer whatsoever. We have enjoyed many times our visits in Tenerife and Casablanca but the latest time we were quite disappointed.
Too noisy
We requested a studio with a sunny balcony and got what we asked for. The kitchen area was well equipped and everything was very clean. The studio was cramped because of too much furniture, it seems set up for 4 people, twin beds plus 2 sofa beds, but is much too small for that many. Only 2 of the 4 patio chairs would fit on the balcony so 2 have to stay inside the already cramped room!
When people say it is noisy here they mean NOISY, for us it was from the main road below and it goes on all night because it’s a main road in to town.
We asked for a change of room, told the hotel was full so no more studios available. we where willing to pay to upgrade to a 1 bed apartment but told it would cost an extra 15 euros per night.
We worked out that we could stay in a nice hotel in town for the same price half board and a spacious room with a large balcony and is more up to date. We paid for our one sleepless night at The Casablanca and left.
We found the reception staff po faced and quite unfriendly, didnt seem concerned at all that they may be upsetting someone’s holiday with their couldn’t care less attitude.
Other then that the Casablanca is spotless, and the bar area has a nice friendly atmosphere.
Puerto de la Cruz is lovely and lush. The weather is gorgeous and we didn’t notice any difference to the weather in the South of Tenerife.
Resort fantastic apart from the staff
I have been going to Casablanca since 2001 and have no complaints until last year when now the inappropriate and unprofessional behaviour of one of their staff means I will never ever go back.
