We did enjoy the stay overall.
Apartments much smaller than we expected but clean and had everything we needed. I think they could be a bit more generous with tea and coffee only enough for one drink each on arrival. Most hotel rooms and B&B would provide more than this.
I guess I would say a little overpriced for what we had as not really good views or anything especially special about it. Good location not far to walk to Bowness.
Spa was lovely but spoilt for me by a loud group of young adults.
I think the staff should do more to keep the place tranquil after all that’s what a spa is all about.
As it was half term children in there too but they were not as much of a bother as the others.
Disgraceful on-duty manager
Duty manager Lisa Holden; a disgrace to the Hapimag brand. Nasty, intimidating; totally unacceptable. Re-training is highly recommended! Though people skills training may only accomplish a hint of civility in this case. Destroyed our holiday. Would not recommend this resort to anyone who values customer service.
Disappointed by the small room
Lovely hotel but the room we had 111 was tiny and the bathroom not worth bothering with.
For the money, we paid we could have done a lot better. I’m sure you can upgrade but at what cost. If this was the cheapest room I would look to book elsewhere as there are plenty to choose from in Bowness.

My experience with Hapimag at Bowness started well but couldn’t finish worse.
The welcome was good and the apartments were spacious, but the rest to forget.
My mother asks them to wash clothes( paying, of course). After their affirmative answer, we received back clothes still dirty, not washed! The woman at reception sputtered but it was evident she was lying. Then, is it possible that no one speaks Italian there??
Hapimag’s cost should guarantee at least one person speaking Italian and not always the same languages(English, German, French bla bla bla). As always by Hapimag, a lot of potentialities but no substance.
Beware of the hamper offer
My friends used my Hapimag shares to stay at Bowness. Overall it is a great place to stay but a mystery hamper appeared in the room with no information.
Thinking it was a gift from their daughter they enjoyed some of the contents and took the rest away with them at the end of the stay.
A few days later they were contacted and asked to pay a rather expensive price for the contents plus a £12 charge for a flimsy wooden box in which the contents had been placed.
Hapimag burnside park self catering cottages
We booked this accommodation which is timeshare individually owned at the very last minute for a 3 night new year break with 2 other friends.
As a result we paid over £800 for the priveledge.
The accommodation slept 6 in a doprivilegewin room with a very steep mezzanine with 2 additional beds. It was ok but does need updating soon.
We did see in the small print before arriving that electricity was charged as an extra at the end of our stay which made us very aware of our usage which may not be a bad thing but we had no idea at what rate this would be
Where things became a problem was when two of us had a shower the next morning and then there was no hot water. We found a printed sheet under some other info that informed us that the hot water tank was heated overnight and didn’t provide enough to supply full occupancy! Only 2 of us had had showers out of a full occupancy of 6! There was a boost button which when we contacted reception the lady we spoke to said would supply a further 3 quarters of a tank but only after some time. It would have been nice to have been made aware of this on New Years Eve whilst getting ready to go out. Of course, pressing the boost button also increased our usage of electricity as the whole cottage was powered by this. So of course we were even more aware of our expenditure on this. The receptionist even suggested that we go to the leisure club if we still needed hot water!
We enjoyed our holiday due to the company we were with but in this day and age the lakes are not so remote that hot water cannot be on demand and is a neccesity after a days muddy walking in winter.
We constuctively complained about all this upon checkout this morning and were told that the owners were responsible for voting to change the situation at their AGM
Although we were told not many people complained about this I can’t believe this is true as both cottage guests either side of us spoke to us about it.
I feel we have to make people aware of this situation before booking this accommodation and ask that other guests make Hapimag aware as well as us if they are unhappy with the situation. It is a shame that somewhere so well placed is spoilt by simply rectified issues, but we won’t be going back. Shame.
