Many of the UK’s Sunset Bay Club timeshare owners are currently tied into agreements with Diamond Resorts– one of the leading timeshare schemes in the USA.
There has been a huge rise in complaints and timeshare release enquires in recent months from clients with Diamond Resorts.
Many concerns revolve around the following factors:
If the agreement with Diamond Resorts was sold “in perpetuity” or you were pressured into an agreement with little knowledge of the implications then you can claim against the resort or a timeshare release on the grounds of miss-selling.
If you believe you had a timeshare agreement with Diamond Resorts and you wish to be released from your timeshare scheme & points, please contact one of our experts at Mercantile Claims or fill out the form below.

I booked a two bedroom apartment in Sunset Bay via Travel Republic based on the Tripadvisor reviews I had read. However, what you must realise is that this is a Diamond timeshare resort and if you do not have a timeshare you will be put to the bottom of the list for apartments when you turn up. This is what happened to us.
Upon arrival, I made my way to reception and was met by very friendly staff. However, it soon became apparent that because I was not a “gold”, “silver” or “platinum” member I was bottom of the list.
We were taken to the dreaded D block and put into a room above a restaurant, with an extractor fan going full tilt. There were two balconies one overlooking the main road and one overlooking a bar with a view of the football on Sky……nice if you are with the lads maybe but not with a 8 and 11-year-old children.
I went back to reception and told them I wasn’t staying in the apartment, I was informed that they had nothing else so I demanded to be moved elsewhere, they explained this wasn’t possible and I would have to speak to the travel agent. As I was dialling, surprise, surprise they found an apartment for me.
This apartment was in the I block and was more than acceptable for what I had paid and we proceeded to have a very nice holiday.
The top pool (heated) was lovely, there was a handy little shop and I would return if they could guarantee me the same apartment I had but they can’t and said as much.
However, if I had been forced to stay in the D block the holiday would have been a nightmare as the bars were still jumping at 1am if not later.
Next year I will be booking an apartment independently and suggest you do the same!!

BE AWARE .!
I travelled here over the Xmas holidays with my family we booked two rooms and paid a premium rate as well. We’ve stayed here twice before and have on both occasions have had a refurbished apartment which is absolutely wonderful and a pleasure to stay in , but that’s where it all stops, unfortunately.
We arrived and were given our room keys and boy we were in for a surprise…
outdated horrible smelly apartments fag burns on the sofa bed worn out furniture dirty floors dirty bathrooms etc.
We asked to be moved which in total we were given an extra four keys to other apartments which unfortunately were all so outdated and worn out we eventually had to settle for two rooms outside the sun inn pub on the complex as one of our party had walking difficulties.
If you don’t need rest or sleep then these apartments are not for you the pub has folk enjoying themselves until 03:-04:00 am every night/morning. However, the food in the sun inn is wonderful and served by a family atmospheric pub.
When consulting management she then informed us that this is a 2star resort which based on what we saw I’m not surprised. The refurbished apartments are possibly 4 star but it’s a shame the owners do not push the programme to refurbish the rest .
Top pool is heated and lovely but the bottom pool u need a heated wetsuit it’s bloody freezing.
Staff are lovely and helpful but because of this holiday, I will never stay at this hotel again.
Sunset harbour is way better I would suggest paying the extra and staying there .
Not our first choice
We were sent here after our holiday at the Royal Sunset Beach Club was overbooked so were naturally disappointed it wasn’t up to the expected standard. The staff were friendly and admitted it was a cheaper resort.
If you want cheap and cheerful it would be fine. Watch the football at the “Wigan Pub” or enjoy bingo round the pool etc.
We won’t be risking booking with Diamond Resorts again.
sunset bay
Apartment in disgusting state reception booked us in and gave us app at 5.15 pm even though they knew we were already on the island and could book in from 10 am onwards.
The were maids in apartment when we arrived still cleaning what can only be described as a disgusting hovel kitchen in need of repair and I can only think that the 2 beds and toilets in this apartment were made for children NOT ADULTS
I would not recommend this resort to anyone
Lovely apartment, average resort
Our stay didn’t get off to the best of starts, when at check in we found we’d been allocated a one-bed apartment when we’d actually booked a two-bed. Cue a worrying couple of hours when it seemed we might have to find and book somewhere else. However, all credit to the excellent reception staff for sorting it while paying for a round of drinks in the bar. They put us up in a duplex for a night, then found us another two-bed for the rest of our stay.
The apartment we ended up in was well-maintained, well equipped and spacious although a little dated in style. We were in block F right next to the upper pool, which suited us well. A lot of the accommodation, however, is located less favourably up a hill, next to the main road or adjacent to two rather noisy entertainment areas – a main square with the reception and an alleyway with a series of British bars.
The square has a number of vacant units, which makes it feel a bit austere. The alleyway, although popular, just wasn’t our cup of tea – big screen TVs showing football, English breakfasts, plastic patio furniture and young kids running riot.
Daytime entertainment poolside is great fun; we really enjoyed the aqua fit, bingo, games and sangria demo. The pools themselves aren’t huge, but clean and just warm enough. However, at the risk of repeating a lot of the gripes in earlier reviews about people reserving sunbeds with towels, something really does need to be done about it. Queuing each morning at 8.30am to ensure you get a space isn’t much fun. The only way to deal with it would be a TOTAL ban on putting down towels unless you’re actually using the beds there and then.
All that said, we had a lovely week. Sunset Bay is really friendly and totally unpretentious, but don’t expect luxury.
Not enough sun loungers.
This is predominately a timeshare resort with “members” who don’t like outsiders like us coming in.
The pool gates don’t open until 9am where members are queuing from 8.30 off season and much earlier during the summer months, they then rush to claim “their” loungers. The lifeguard puts a laminate on your lounger if you leave it for more than 30 minutes so make sure you rush your lunch, he doesn’t seem to mind 5 men shouting and swearing in the pool while throwing their shorts at each other naked though!
The 1 bedroom apartment was nice with a large balcony but the maid service was disappointing, we arrived on Monday and the cleaner didn’t arrive until Thursday and again Sunday which was pointless as we were leaving the next day, 3 days using the same towels is not ideal.
The location is good with lots of bars and restaurants close by.
