Many concerns revolve around the following factors:
If the agreement with Diamond Resorts was sold “in perpetuity” or you were pressured into an agreement with little knowledge of the implications then you can claim against the resort or a timeshare release on the grounds of mis-selling.

simply disgusting, avoid, better places around
Executive summary:
1) DON’T stay here, it’s awful. Stay e.g. in Royal Oasis Pueblo Quinta, just few hundreds mts away.
2) don’t prepay! use e.g. booking.com (they don’t pre-charge you so you avoid the extra hassle if things go wrong)Now, for longer story.
Stayed there 2 nights, two too many. This is one of the most disgusting places I’ve been to (and I’ve been to 1-star hotel in New Delhi so I’ve seen my share of “disgusting”). We made a booking (prepaid – big mistake) via hotels.com – hotel had no idea, we were not on any list. We spent few hours trying to resolve that problem (Hotels.com was sending unreadable faxes claiming that’s Expedia fault, back office was usually closed as it’s manager was constantly doing whatever but not working, receptionists having completely no clue nor interest etc). Finally we had to pay for the room again (later hotels.com repaid me but still got hit by currency spread – I paid in GBP, they returned me EUR).We got room 401 in the main building. 20sqm or so, bed and couch, plus bathroom with tub (no glass to stop flooding, just dirty plastic sheet), and balcony. No TV, no A/C.
First impression was “someone forgot to clean it”. Turned out it looks like this all the time. Bed had plastic under-duvet (like they were expecting their guests to urinate in it while sleeping). Add no A/C to it and imagine how sweaty your good-night-sleep would be. Bathroom had weird tiles that we still don’t know whether it was “just” discoloration or fungus. Building itself is poorly maintained, seems it’s mostly some Time-Sharing, not a proper hotel. Outside pools were dirty and disgusting (someone else posted pictures here as well), we didn’t dare to use inside one.
We were very happy to leave.

Poor overall
Ok some good points some bad points but the bad outweigh the good sadly hence the rating.
Good- Staff are nice at the bar and receptions etc.
Rooms are clean initially. The kitchenette is useful and the air-con worked.
Good location 5mins walk to the beach.
Poor- The complex seems to be split into a few different companies running the different blocks which is fine, however it leads to all sorts of issues, different reception areas and the ones that don’t run your blocks can’t possibly help with any enquiries.
Also the sun loungers are owned and operated by a separate company so you have to pay, per day to lie in the sun (WHICH IS THE WHOLE POINT OF GOING TO SPAIN)……..ridiculous no matter what the sum is (3.50€).
The security seems to be strict in some ways but not in others, for instance, groups of lads on stags can bomb into the pool around families, drink and shout and dance about unchallenged but my friend was told off for daring to attempt to take a drink from the pool up to the room.
Also the rooms are not cleaned everyday it’s more like every 2 days so wet towels have to be hung up to dry for the next day which is difficult if you want to use the air-con to keep ur room cool during the day. The bed sheets and covers seem to be left over from 1992.
All in all it’s fine for a stag or hen do for 2/3 nights but I’d never take my wife and kids here as the police had to be called one of the days to remove some English louts from around the pool.
Don’t stay here.
My friends and I booked this “hotel” for a girls weekend. Upon arrival, we started to get a bad feeling about staying here.
Our room was on the 10th floor and the first thing that we seen when we entered the room was clumps of dirt on the floor.
The bathroom was extremely outdated and the light did not work.
There were ants crawling around the floor, bare in mind we were on the 10th floor.
There was no water in the pool area that we could see from our balcony. There was used tissues underneath the bed and the covers on the bed did not look clean.
The bed was small and old, didn’t look stable enough to hold 2 people.
When we went down to reception to tell the staff about these problems and asked to be moved to another room he said that there was nothing that he could do and we couldn’t be moved because we were actually staying in a residential building and not a hotel, which was not stated when we booked this accommodation.
We stayed for one night because it was very late when we arrived and we changed to a different hotel the next morning.
I highly recommend that you do not stay here.
Trepidation!
After reading the many posts about the Benal Beach it was with trepidation that we decided to proceed with our booking which had been made via Booking.com for a 2 week stay at Club La Costa, Benal Beach. Surely it could not be that bad considering its location……how wrong we were!
On arrival first impressions were old, tired and dirty, masses of flaking concrete and black metal. “Looks… and feels like a hospital” by a previous poster sort of sums it up!…..he was lucky he only spent the 1 night there!
We were allocated an apartment in Block 3. This was a 1 bedroom apartment and came complete with safe, iron, ironing board, clothes drier, extra pillows and towels, hairdryer, microwave, toaster, 2 ring hob, television and air-con/heat. The furnishings were in good repair although a little uncomfortable. There were only 2 of us and quite suitable for our needs but certainly not for a larger party.
We saw the maid once during our 2 week stay – all rubbish etc., we had to take to the bins ourselves.
It took a while to understand the ‘set up’ of the Benal Beach, yes it is timeshare hell and yes there are permanent residents complete with dogs and where do these dogs relieve themselves, yes on the grassed areas. We departed today, and up until yesterday, the areas below our balcony were full of ‘dog pooh’! Yes we made a verbal and written complaint regarding this and especially the Health Hazard for children. I am an animal lover and you cannot blame the dogs, just the laziness of their owners who cannot be bothered to ‘pick up’! This must be horrendous in the summer heat!
We also made two additional complaints. One in relation to the youths who skateboard along the corridors at night and the smoking of !!!!!!!!! in broad daylight again by youths (not British) while sprawled out on the grass. There does not seem to be any security at night neither is there any way of contacting reception should an emergency arise.
Although just retired, we are no prudes and have seen/experienced life to the full. We have lived in Spain and understand the Spanish way of life, but what we experienced at the Benal Beach just beggars belief!
Would we stay there again – NO WAY, and I recommend that any self respecting person finds alternative accommodation before making a booking there.
really bad hotel
i went to the Benal Beach during new year we went up to our room and while we were walking down the corridor a Spanish came out and told us to be quiet we weren’t even noisy it mostly timeshares we got to our room unpacked our stuff and my daughter started to dry her hair the electricity kept on going out so we asked he maids she siad it was a fault we packed our stuff up and moved it was the same AGAIN there were goin to move us again but we knew people who stayed at the bali so we went there bali is really good we didnt get our money back but this hotel is really dated and looks like its nees a good clean the reception is the only nice bit about it
Stay away - it is truly dreadful
We stayed at Benal Beach at Easter 2008 in a room provided by Diamond Resorts and had a lovely holiday. Nice room, well furnished with a great sea view.
Based on this experience I booked two rooms for a three night stay in early January 2009 for us and two friends. How humiliated did I feel when we saw our rooms? The avocado green bathroom suite gives a clue as to when the apartment last had any money spent on it. Everything in the place was at least from the 1970s and looked battle-scarred. The kitchen units were, quite literally, hanging off the wall. The photos provided by others who have stayed there paint a true picture!!!
I realised that the block we were in this time is one that has had no attention at all. since it was built. Beware and do not book a room in Block 3. Our rooms were 602 and 725 and were equally grim. The grounds and entrance areas were just as bad.
I think the Salvation Army probably supply better accommodation. The whole place is in urgent need of some money being spent on it. This is a great pity as the complex is in a good location and is handy for bars, eating places etc and has wonderful views over the mountains and to the sea. But | would never go near the place again
