They Only Care About Their Timeshare Owners
We did not get the room we expected to get. We booked a “suite” which we assumed meant a living room, kitchen and bedroom. When we got there we got a “studio” which meant one big room. There was NO real closet. There was a hanging rack put in the same hole in the wall as the air conditioner. About 2 feet long, no shelf, not full height, could hardly fit anything into it. The “kitchen” part was pathetic. A teeny tiny fridge that hardly fit any food, no counter space to speak of etc. etc. etc.
There was no safe in the room. This is ridiculous. I have never seen that before. They did let us keep our passports in a safe in the administration area.
There was no balcony, no window a person could open, and we overlooked construction.
When we told them the room wasn’t what we were expecting and that we wanted to upgrade (paying whatever was needed extra) they said that nothing was available. It was then hinted to us, however, that should we become timeshare purchasers, YES, we could upgrade to whatever we wanted.
When we got home there was a message on our phone telling us details that had not been specified when we booked eg., that we won’t necessarily get the room we booked, that we might be overlooking construction etc. etc. Nice. Too late for us to do anything about it. We were already on our way. We had carefully booked everything for 6 months in advance.
It appears that if you are not a timeshare holder, you are not valued as a customer.
We did end up going to the timeshare presentation (as they kept asking us to), but after hearing all the information, we decided that it wasn’t for us. Too bed, had we given them the 50 grand or whatever it was they wanted, they likely would have given us the one bedroom ocean front room we had thought we were getting in the first place.
Aside from that, the grounds were nice, the pool was nice and the people were nice. They just couldn’t be bothered with us as we weren’t timeshare owners. I will never stay at a Diamond Resort Hotel again.

Fun but money hungry.
My family visits here every year around this time. I feel as if this business is in decline but I don’t understand how since diamond (timeshare owner company) and the hotel are both money hungry.
They have fun activities for adults and families throughout the week. While most are fun one did leave me a little upset. They had a pampering session for five dollars a person.
However, upon arrival, I found out it was a Mary Kay party. Those are usually a free service provided by the seller, but this time we had to pay her and then get pressured into buying something. Poor planning on the hotels part.
The service was amazing for the most part. An employee named Georgia gave us tips on fun activities around town and a bartender named Echo gave us tips for other bars, spas, and couple things around Daytona.
However, one bartender named Megan was absolutely horrible. She was very rude and at one point I asked her to remake a drink since it was not right. She threw her hands in the air and said “I’m not risking it. You do it” to another employee. She refused to speak or make eye contact with me the remainder of the week and would only talk to my husband.
Overall I recommend this place, just stay away from Megan and the pampering session.
Disgusting
Checked in as a club member and received this horrible room.
Felt like I was in a cave it was dark and you can’t see the ocean.
The most disgusting, filthiest and mouldy smelling hole I have ever seen. Beware.
Don’t wast all your points on this place to end up with crap. I asked to be moved to a different location immediately.
I will never by more points from Diamond and will never look at this place the same. Wrecked my vacation completely. I’m so disappointed that they even have people stay in this room. Bye bye Diamond!
Appalling rooms on south side
This was my first stay at the Regency and it will be my last.
The rooms we were given were on the 3rd floor south side and were directly over the dumpster for the Regency and directly across from the dumpsters and loading bay of the condo tower to the south. The noise from garbage/glass coming down a chute from the other tower and tractor trailers almost nightly with linens was crazy.
One night we watched as 2 Public Works pickups pulled up and with flashlights went through both dumpsters and then unloaded the garbage from their trucks into the bins. these rooms are so below standards for what is supposed to be an equivalent exchange it is almost laughable.
When I said to the front desk clerk that I was extremely disappointed to get the worst rooms in the hotel she actually said it was a good thing I didn’t get the 2nd floor because they were even worse. “Seriously”
The only good thing was that the weather was outstanding so we spent as little time in the rooms as possible. If this is an indication of the types of properties Diamond Resorts has to offer I would be hesitant to exchange into any of their properties.
Average hotel, average service, noisy area
We stayed in the Daytona area last year for the month of Feb and this year a friend was taking care of the accommodations for the month of Feb. Due to the fact that she owns a timeshare with Diamond, we ended up at the DBR.
Check in was easy due to the fact that our friend took care of everything. We were on the 4th floor in a one bedroom with a lockout attached. She took the lockout and my husband and I had the bedroom. Worked out great for what we needed. Housekeeping was pretty good in responding to any needs and we even had to have maintenance one evening due to a clogged garbage disposal. He was there within a few minutes of our call. The elevators are a joke. They must return to the lobby after every call because I swear we spent most of our time waiting on them. Ugh!
We also signed up for a “special” deal she had through the timeshare where we got dinner one evening at the Hyde Park Steakhouse next door at the Hyatt, a bus trip up to the St Augustine area where we had lunch at another resort and then a sunset cruise on the intercoastal waterway. We also were to get breakfast on the third day at our hotel on the 11th floor. I smelled timeshare sale on that one so hubby and I skipped it. Smart move I’m thinking…..
Other than that it was too cool to sit out for very long at the pool due to the sun going behind the building about 11 or so and to windy to walk much on the beach. We did have a drink at the Tiki Bar one day when we were tired of the wind. Good service and the bartender was friendly.
This area is very noisy at night, especially on the weekends. I could hear motorcycles screeching up and down the road up until 2 or 3 in the morning.
Would we stay again? Nope…..
