Many of the UK’s timeshare owners are currently tied into contracts with Diamond International – one of the leading timeshare schemes in the USA.
There has been a huge increase in complaints and timeshare release enquires in recent months from customers with Diamond Resorts.
Many concerns centre on the following factors:
If the contract with Diamond International Resorts was sold “timeshare contracts in perpetuity” or you were pressured into a contract with little knowledge of the implications then you can claim against the resort or a timeshare release on the grounds of miss-selling.
If you believe you had a timeshare contract with Diamond Resorts and you wish to be released from your timeshare scheme & points, please contact one of our experts at Mercantile Claims or fill in the form below.
Tired hotel- very disappointing
We have been coming to the Breakers for over 20 years but we haven’t been for the last 5, and what a shock it was to come back!
The hotel is sorely in need of renovation. Our room stank of dead fish and nothing management did to try and sort it out helped. The bathroom door is rotten, the extractor fan over the stove is rusted, the stove top was filthy and I had to get housekeeping to come and scrub it, the kitchen units are peeling, the beds leave you with a backache because they are so old, and the rest of the hotel doesn’t fare much better.
Mould on the pictures in the hallways, peeling paint, lifts that rattle and shake that we were terrified we were going to get stuck (one kid did!). The restaurant is ridiculously slow (it took an hour for food to come out and we were the only ones there at the time).
To top it off, they mow the lawns with industrial mowers from 7am and when I phoned to complain, they told me “it’s in your welcome letter- it’s standard procedure”. A rude awakening for sure!
The pool area is lovely and the view is fantastic, but that’s about it. And the worst part is that our timeshare levies are the highest of any of the hotels in the area. I can’t see where my money is going. My timeshare will be for sale shortly!
Fill out your details below and we’ll get straight back.

Overall wonderful stay
We stayed in Unit 416 which is one of the private residences and so does not form part of the hotel/timeshare. This also means that each unit is furnished differently.
Our unit was modern and well furnished and spotless. Brand new kitchen and bathroom and its a full kitchen with oven, stove etc.
The unit is actually a 4 sleeper but we have 3 children and I requested an extra mattress and linen which we put in the lounge.
The unit only has a shower (no bath).
We enjoyed the Breakers – its calm and not the chaos of the Sands, The property is well maintained and grounds are beautiful. There is putt putt and a trampoline (needs to be repaired – has big gaps in it).
There are 3 pools:
1. the lap pool was not in service and had been drained which was a disappointment.
2. the main pool which is huge but cold and had no pool chairs.
3. the childrens’ pool with slides
We did order drinks at the pool which was great but dont get cleared so the area tends to get quite dirty.
There was kids entertainment but it was average – and being school holidays with all the kids running around there really could have been more. A missed opportunity,
There is a lovely spa with a jacuzzi you can book out but the staff allow it to be booked by loud raucous kids who then disturb the tranquil atmosphere.
There is wifi only in the bar area and is the always on service and so free wifi runs out quickly and none in the room.
All in all we enjoyed our stay but attention could be paid to the issues mentioned.
What an awesome place to relax at
This Breakers resort has got it right- clean neat with just the right amount of everything in a superb location right on the beach so you can walk to Umhlanga with all its attractions. Good service too and lovely views mean I would be coming back here again given the chance for sure.
One may do the lagoon walk or cool down in one of the many pools and there is a functional small gym and a massage/beauty place should you need that too. The food was pretty good too and the bar is a good spot to chill at.
Haven to relax and unwind
We had the pleasure to return to the Breakers resort from Saturday, 7 April – Saturday, 14 April 2018. We were warmly welcomed back by the security guy at the boom (working there for many years) as our airport transfer entered the resort.
We felt the grip of the holiday mood as soon as we stepped onto our balcony. The Indian Ocean smiled upon us.
Our two bed two bath unit was sparkling clean and neat. The unit was served on a daily basis. The cleaning ladies were very professional and extremely friendly.
Although the unit was perfect for self catering we took a taxi every day to have lunch in the Village. The taxi fare from Breakers to the Village was ZAR30.00 (Thirty Rand).
The gardens were lush and beautiful. The new put-put course is a wonderful addition and a feast for the eye.
Do keep doors and windows closed for the naughty monkeys which will definitely try their luck for a snack.
We were reluctant to leave this haven at the North Coast but we are already looking forward to our stay at Breakers Resort next year.
Holiday
The Breakers is still a good place for family entertainment.
The rooms are really old and needs to be updated.
The place is clean and fresh even though the rooms are old. The rest of the resort is new clean and bright.
The kiddies entertainment is very good and the facilities are world class.
I didn’t use the spa or hairdresser but they looked very professional. This place is definitely worth another few visits.
Poor beach cafe and service
We have been coming here for many years on our annual timeshare
The rooms are very pleasant and the view is gorgeous
Sadly the entertainment and cafe is very poor
The beach cafe so expensive and has absolutely zero service with no waiters available at the pool or even at the lounge
You have to fetch your own and lakes any atmosphere
A bit worrying with no services being upgraded and limited WiFi to 100mb a day
Stunning Views!!
We love staying at The Breakers!!
Out of all the main hotels on Lagoon Drive, we think it has the best outdoor area.
Lovely swimming pools, water slides for kids and a large grassy area. We use our timeshare points to get a 2-bedroom, 2-bathroom unit for 6 of us (parents, grandparent and 3 young men…21 and two 17 year olds).
The space is clean and the beds are comfortable.
Sleeper couch is semi-comfortable.
Kitchen area is tiny but we manage just fine.
We love that they have braai/bbq facilities and a lovely table and chairs area under cover if one chooses to eat downstairs rather than in one’s room.
The lounge/bar area is very nice and comfortable and perfect to have people over for drinks/coffee.
The service at The Breakers is excellent, however, the food is not. Quality of food has definitely gone down since we were there 3 years ago. Note that the food is not managed by The Breakers but is separately owned.
Pizza wasn’t bad; burgers were not good.
Other downside is that the hotel offers very little free wifi…100 megs in a 24-hour period. Over and above that, one has to purchase from a private company.
All in all though, still a great place to stay and we hope to return again in a few years.
Timeshare resort
This is such a stunning timeshare.
We have stayed there on quite a few occasions with the family and friends.
The resort is ideally situated as almost on the beach front and the facilities are excellent.
Beautiful swimming pools, sand play areas, loungers, bingo (for those interested), a huge Bedouin tent to eat under with food supplied by Harry’s (open all day) and a first class spa.
The staff were efficient and I would not hesitate to return.
Communal areas lovely, units variable
The Breakers Resort has been in Umhlanga for a long time but the communal areas are lovely and have been refurbished to a very good, modern and comfortable standard. The pools are lovely as are all the outside areas too.
For this reason the hotel is excellent value for money in comparison to the other surrounding accommodations.
Service was hit and miss but not really a big problem. Every morning I ordered a Latte which was consistently made with sour milk and had to be changed. The Irish coffees ordered one night were also made with sour cream on top.
The units themselves are vastly different as they are all owned/timeshares. We saw some really lovely modern ones but ours (226) was quite outdated. It was surface level clean with very clean bedding and towels. The maid service daily was good. However the unit really needs a deep clean, and maybe either new sofas or a good shampoo to stop them smelling so old. Also the decorative pillows and blankets on the beds should be washed regularly. The kitchen was well equipt although we didn’t cook or eat in the unit.
The parking is underground and secure and there is an internal route in to the hotel from there.
The beach is walkable and very safe as is the promenade which are both accessible from the back of the hotel.
Overall, we would stay here again, but probably would try for a more modern unit.
I thought I was booking a Timeshare unit
I thought I was booking a timeshare unit, but I had booked a Holiday Apartment, which I did not know they had! It had 2 bedrooms and slept 4 but luckily I was solo as the apartment was quite small, bathroom being minute but big enough for 1 person.
The Restaurant was ok, limited menu, casual type dishes, well priced, but the staff need a firm hand, the noise level coming from them chatting was unbearable, and on day 4 I took them to task and told them it was a Restaurant for Guests and not the staff canteen, so I think they hid away when they saw me coming after that :-), but the Restaurant is out-sourced and does not belong to the hotel. There was one or two waiters that gave me very good service.
I had Starlings that insisted in coming into my bedroom, even sticking their heads over the curtain, as the very top window was open when I arrived, and I left it so to get fresh air and to hear the sea until the Starlings sprayed the room with their poop. I have never heard of birds coming into a human environment like that before!
Housekeeping did the bare minimum in the apartment, daily, but they did clean up all the bird poop
Overall it was a pleasant stay and I will go back
Breakers is a fantastic family holiday
Fantastic family vacation option. Great facilities, perfect beach setting, stunning pool and kids pool.
Timeshare studios and timeshare apartments great. Make sure you don’t book a privately owned apartment as they are shabby.
Must be in the main resort section which is part of the timeshare rental pool.
